Do I need to get a building permit?

Some states and locales will require you to get a building permit for your home. Monocabin are certified modular homes and are built to international building codes that surpass the local requirements.

A quick phone call to your local zoning office will tell you if you need a building permit, and if so, what information you’ll need to provide to get your permit.

It is complicated having building permit?

Some local zoning authorities will have very limited requirements, it may be as simple as filling out a brief form. Others zoning offices will be more stringent in their requirements for your home building permit, possibly requiring several forms filled out, engineered plans submitted.

What exactly is the process to get a building permit?

1. Call your local zoning office. They’ll give you a summary of the information required.


2. Email monocabin team and let us know what you learned at the zoning office.


3. If you are required to submit drawings, Monocabin will forward those drawings to you and help answer any questions you might have about the permit process. We ask for a 1000€ deposit on your monocabin to get stamped drawings.


4. Submit your drawings and permit packet to the local zoning office for approval. May take a few weeks, depending on the pace at which the approval process moves at the local level.


5. When they do approve and issue the permit, you’ll probably want to stop by the zoning office and pick up your permit.

6. Now that you have your building permit you’re ready to proceed with placing a order on your limited edition monocabin!

How are the water (plumbing) and electrical connections done, do you need specialists to do that?


Monocabin prefab has all the inputs ready to be connected. Once it is installed, any local electrician or plumber can do it easily.

How is water connected and are there septic systems included?


Monocabin does not include septic and outdoor systems. It includes all in house tubes and sanitary.

Monocabin can be adapted to any country specifications. Therefore, the modules are available with international standards and certifications. For the appliances, it is the same.

What exactly do you mean by a smart wall? Does the smart wall designed for containing water heater, air Conditioning, electrical & water panel, storage space, projector, Apple tv & Hi-Fi.”?


Yes, it is designed for them. We call it smart wall because it is one wall where you can fit all the equipment for high efficiency and space saving.

You offer Franchise License, what does this mean?


You can use monocabin for commercial use. If you want to rent your house, we offer 2 years of free licence which means the client can use monocabin name. We also insert your monocabin to our website, share our booking partners and also promote your monocabin as well.

When you say customizable, apart from the modular units, do you have different options of wall, ceiling and floor materials and colors?


Monocabin is entirely customizable once the client places the order. We can personalise all the finishings from interior and exterior design such as wall, ceiling, floor materials and colors. An entire team is dedicated for the personalisation of the house to answer to any request.

Does the shipping fee include it arriving to last destination, from Italy to the harbor and from the harbor to land?


Yes, but it must be calculated for each client. Also it depends of the exact zone such as if your land is in a remote location.

Do you have to pay an extra costume fee once arrived to the harbor in US? How does it get from the harbor to my house?


From the harbor to your land, we will use a truck to get there. Custom fee normally is approx. 3%.

When you say delivery time 3 months from written order does this time include the 30 days of transportation? or is it 3 months and 30 days?


It usually takes around 4 months from start to finish. This includes manufacturing the unit and installing it on your property. Since the time it takes to get a building permit can vary, we'll provide you with a personalized timeline once you reserve your monocabin.
